Development Risk Review

The Development Risk Review (DRR) is designed for property being acquired for development or redevelopment. The DRR can be used purely for purchase due diligence or can be designed to fulfil planning conditions. In either case we would ensure that the DRR provides the right level of information and advice at minimum cost. The DRR can also start by providing due diligence advice and then later be upgraded to discharge planning conditions, which reduces the cost at each stage and removes duplication. The most basic DRR will come with a thorough risk analysis and historic maps, as in the Initial Risk Review, but also includes discussions with relevant regulators such as the local planning department and Contaminated Land Officer.

Once the development is complete, the DRR can assist with the sales process. Individual ‘PASS’ certificated can be provided to all potential purchasers, ensuring they do not purchase less reliable reports that might ‘FAIL’ the site due to its pre-development condition. Development Risk Suite

The Development Risk Suite is our second report designed for property being acquired for development. The report is extremely inclusive and gives a full scope of due diligence coverage for property of any size and any intended use. The report is based on the most thorough available data covering the topics of contaminated land, flooding, ground stability, rights of way and major utility ordnance issues. Within the report preparation, there is also an enquiry to determine the likelihood of Tree Preservation Orders or archaeological concerns over the land.

As with all Renaissance products, the data is thoroughly reviewed by our consultants and a thorough report, conclusions and recommendations are provided along with all data and resources.

The Development Risk Suite is available from £950 plus VAT.


Phase I (Commercial)

The Renaissance Phase I Commercial report fits in with standard industry expectations comprising a thorough desktop assessment using the best available Landmark data and large scale mapping resources. This is then followed by an enquiry with the regulator and the Environment Agency (if pertinent) to assess the likelihood of regulatory intervention or scrutiny. The final element of the assessment is a site visit and interview with the manager or owner of the site to examine ongoing operational practices and identify environmental hazards and deviations from best practice.

A commercial Phase I assessment should give a clear indication of the site's suitability for the intended use and show any causes for concern that affect the site. The recommendations will indicate if any further work is required and show if any modifications to environmental management policy are needed.

The Phase I Assessment is available from £850 plus VAT. The price is dependent on any requirement from the regulator to pay for information, the size and complexity of the subject property, and according to the travel disbursements required to conduct the site visit.


Flood Risk Review

This product is new to the Renaissance range and fills the gap between residential and a small property flood assessment and the bespoke Flood Risk Assessment used for full planning consent. It is a very thorough flood assessment particularly suited to larger or more complex commercial property.

The report gives a variety of risk profiles and comment for fluvial (river), tidal, pluvial (rainfall), and groundwater flooding. The report is based on the best available data and maps and includes a computer modelled map range and insurance claim history as well as all the standard flooding predictions.

The Flood Risk Review represents excellent value and is available at the following rates: 5-250 Ha £129; 50+ Ha requiring more than one data and map pack: from £229 (please request quotation). Prices are subject to VAT.


Flood Risk Assessment

The Renaissance Flood Risk Assessment is different from anything else on the market. Like so much of our work, we realise there is not a 'one-size-fits-all' solution to flood assessment. Generic information is readily available, as is detailed and highly priced flood modelling and quantitative analysis. What is required, particularly at the planning stage, falls somewhere between these two approaches.

Our product is always generated in liaison with the local authority for efficiency, accuracy and attempts to answer the issue of flood hazard in the most concise fashion.

However, we are able to oversee or manage any project and sub-contract specialist support where required to provide an appropriate final outcome].
